This Cape Elizabeth home had elevated radon levels of around 10 pCi/L on the first floor and an existing passive radon system in place. The home included two spray-foamed crawl spaces, and the homeowner wanted to determine whether activating the passive system with additional extractions would effectively reduce levels without installing a full sub-slab system.
Prior to installation, we coordinated access so we could enter the home without interruption, as the client might have been on a call. We performed communication testing in both crawl spaces to confirm airflow and system viability, with plans to reseal all areas afterward.
After:
We successfully activated the passive radon system using a dual extraction setup, with one extraction point in each spray-foamed crawl space. Both extractions were carefully pulled from under the spray foam, rather than from beneath the slab, and then tied cleanly into the existing passive system.
All crawl spaces were properly resealed after testing and installation. The final setup allowed the passive system to effectively pull from both crawl spaces, improving overall radon reduction potential while preserving the integrity of the spray foam and structure.
