Elaine H. in Scarborough, Maine wanted to address elevated radon levels and improve the air quality in her home. After evaluating the basement layout, we designed a mitigation system that would maximize airflow and provide strong long-term performance while working within the existing foundation conditions.

The system utilized dual extraction points, including one in the area where the foundation stepped down and lacked a full concrete slab. From there, the PVC piping was routed toward the back of the home near a basement window while maintaining proper clearance from the nearby propane tank. With an electrical outlet conveniently located nearby, the installation was completed efficiently and cleanly.

To enhance system performance and homeowner protection, the project included an additional extraction point, fan guard moisture kit, and an audible alarm to provide ongoing system monitoring. At the same visit, a bacteria water sample was collected and delivered for laboratory analysis.

The results speak for themselves. After installation, Elaine's radon levels tested at 1.1 pCi/L, a dramatic improvement and well below the EPA action level.

While passive systems can help vent radon naturally, adding a fan transforms them into active mitigation systems capable of creating consistent suction beneath the foundation and significantly improving performance.

The project included a full electrical outlet installation, allowing the radon fan to operate safely and reliably. During planning, we identified an existing electrical source in the attic, where a light fixture circuit could be repurposed for the fan installation. We also verified the correct 3-inch passive vent stack before activation to ensure the fan was connected to the proper system.

Additional improvements included installing an economy sump pit lid to help reduce radon entry through the sump opening and capping unused piping where appropriate to maintain system integrity.

Because the passive infrastructure was already in place, the activation process was efficient and cost-effective while providing a major upgrade in protection.
