With an active transaction underway, the goal was to design a solution that would handle both issues efficiently while fitting within the home’s existing layout.

 

The basement had a drop ceiling, which offered a potential pathway for routing drainage, but the equipment placement required careful planning between the well tank room and the adjacent space.

We installed a Cambridge radon-in-water system along with the necessary air mitigation components, coordinating both systems into a clean, integrated setup. The drop ceiling allowed us to run the drain pipe above the ceiling all the way to the floor drain without disrupting the finished space. The sanitizer was installed in the well tank room, while the Cambridge unit was mounted on the opposite side of the wall. Piping was extended cleanly to the unit and returned without cluttering the space.

The finished installation was organized, efficient, and visually tidy — delivering effective treatment for both air and water while keeping the real estate timeline intact.

Dual Extraction Radon Solution for a Complex Basement Layout in Sanford, ME

Jeff T. in Sanford, Maine had radon levels test between 8 and 9 pCi/L, well above the EPA recommended action level. The home's layout presented a few unique challenges, requiring a customized mitigation design to effectively address both the basement and crawlspace areas.

To maximize performance, we installed a dual extraction system, with one extraction point serving the main basement and a second serving the crawlspace. The project required core drilling through foundation walls and careful planning to determine the best location to combine the two suction points into a single system. After evaluating the layout, the piping was routed to take advantage of available space behind the home's utility lines and furnace connections while maintaining a clean appearance.

The system was installed using Option 3 (basement route), allowing us to run the mitigation piping efficiently and exit through an ideal location near the basement window area. We also installed a sealed sump pump lid to reduce radon entry through the sump opening and improve overall system effectiveness.

With nearby electrical already available above the workout area, the installation could be completed efficiently while maintaining strong system performance.

 

Every home presents different challenges, and this project is a great example of how thoughtful design and proper installation can create an effective solution even in more complex foundation layouts. Another Maine homeowner now has greater peace of mind knowing their home is protected from elevated radon levels.
